A NOTE ABOUT YOUR LETTER

You received a letter.
Let’s start with you.

Before discussing any sale, I’d like to ask: what would you most like to happen next?

My first step
is to listen.

I’m Jack Michalkiewicz, owner of Heritage Homes Solution. If my letter brought you here, I want to understand your circumstances and what would help you most.

If you hope to keep your home, we can discuss where to seek mortgage assistance and qualified legal guidance. If you’re considering a sale, the choices may include a traditional sale, a lender-approved short sale, or an investor purchase in the home’s current condition.

What is possible depends on your circumstances and the time available. Let’s talk about your options. No pressure. No obligation to sell.

IF AN AUCTION IS A CONCERN

Understand what can happen.

Doing nothing can allow a foreclosure case to continue and important deadlines to pass. A completed sale may lead to loss of the home and, in some cases, an unpaid balance for which the lender may seek a personal deficiency judgment against a personally liable borrower. A personal deficiency judgment is not automatic; personal liability and other legal requirements matter.

Our Illinois resource guides explain the process, common terms, and possible consequences. Use them to prepare your questions, then get advice about your own case.

If you have court papers or a scheduled sale, seek help from a qualified Illinois attorney promptly. Independent resources: HUD-approved housing counseling agencies and Illinois court self-help and legal-help resources.
