LOCAL ROOTS. A PERSONAL APPROACH.MEET THE PERSON BEHIND HERITAGE
Hi, I’m Jack.
I’d rather start with your questions
than a sales pitch.
I’m Jack Michalkiewicz, owner of Heritage Homes Solution. My first step is to listen and understand what would help you most. If keeping your home is your goal, we can discuss where to seek mortgage assistance and qualified legal guidance. If selling is a path you want to explore, we can discuss those choices, too.
Heritage is a home-buying business. I’m not your attorney or a housing counselor, and you’re welcome to seek independent advice at every step.

A housing counselor can help with mortgage options. An attorney can advise you about your rights and court deadlines.
If you have court papers or a scheduled sale, seek help promptly. Contacting Heritage does not pause your case.
STRAIGHT ANSWERS
Questions are
always welcome.
Here are a few you may already have.
For everything else, let’s talk.
Does talking with you commit me to selling?
No. A conversation or request for an offer does not obligate you to sell. Review the terms of any agreement before signing.
What if I want to keep my home?
Talk to Jack about your situation. We’ll listen, help you understand possible next steps, and point you toward qualified help when needed. A HUD-approved housing counselor can help you understand available assistance, and a qualified Illinois attorney can review your court papers and legal options. If an auction is scheduled, seek independent legal help promptly. Contacting Heritage does not stop or postpone an auction, and outcomes are not guaranteed. Heritage does not decide eligibility or provide legal representation.
Can I involve my own attorney?
Yes. You’re welcome to review any proposal with an attorney of your choosing and discuss it with people you trust before making a commitment.
What if an auction is already scheduled?
Talk to Jack about your situation, and seek help from a qualified Illinois attorney promptly. Options depend on your circumstances and the time remaining. An inquiry, sale listing, or offer request does not itself stop or postpone an auction. Do not assume a scheduled sale has changed without verification.
For independent help, the CFPB’s counselor directory can help you find a HUD-approved housing counseling agency.
Could I still owe money after an auction?
Yes, in some cases. If the sale proceeds do not cover the amount legally owed, a lender may seek a deficiency judgment against a personally liable borrower. It is not automatic; legal requirements and case-specific defenses matter. An auction does not necessarily erase the mortgage debt.
Read about remaining debt and other consequences, and ask an attorney how the rules apply to you.
How much would I receive from a sale?
That depends on the purchase price, amounts owed on the property, agreed sale costs, and the terms of the transaction. Your estimated net proceeds are what remains after those amounts are paid. There is no guaranteed payment or assistance amount.
Where do you work?
Heritage Homes Solution focuses on Chicago and the surrounding suburbs. Call or email Jack to discuss your property and whether a purchase could be a fit.
